Del Nido Rental Criteria

Welcome to Del Nido apartment community.  Applicants will be considered regardless of race, color, creed, religion, sex, sexual orientation, national origin, ages ancestry, military background or service, marital or familial status or handicap.  We maintain a strict policy of confidentiality and privacy for our applicants and residents.  We do not discuss information on applications with anyone other than the applicant.  If you would like to discuss or dispute anything in your credit report, you will need to contact the credit agency that made the report.  Upon your request, we will provide you the name and address of that credit-reporting agency. 

 As a resident of Del Nido, you must qualify under the following guidelines.

    1. Maximum Income:  Income limits are determined by the California Tax Credit Allocation Committee and are based on household size. All income sources be declared and verified by written third party verification.
    2. Household Income:  Income must be at lease 2 times the rental rate.
    3. The following occupancy guidelines will be applied

      Efficiency:        2 person maximum     Two bdrm:      5 person maximum


      One bdrm:      3 person maximum     Three bdrm:    7 person maximum
    4. Resident and Rental History:  Resident and rental history will be requested for the past 3 years and we will attempt to verify it.  Any significant misrepresentation and/or negative rental references including eviction filing and judgments, repeated lease violations and the like may result in denial.
    5. Roommates / Co-Residents:  In the event there are multiple applications to reside in the same apartment, the information on all applicants will be combined during the verification process.
    6. Credit History:  Applicants must have a credit report, which reflects a positive payment history on at least 66% of the total accounts reported for the past two years.  If there is no credit history the applicant will be considered with an increased security deposit or co-signer.  Any large utility, cable or phone bills, in excess of $125 must be paid or being paid on to qualify.  If there is no credit history and/or the applicant has less than one-year of independent rental history then, an increased security deposit and/or co-signer will be required.
    7. Bankruptcies:  If applicant has a bankruptcy that has been discharged with no new negative credit and the bankruptcy did not affect previous landlords and following the discharge the applicant has positive, independent rental history, the applicant will be considered.
    8. Each applicant must have a United States government issued Social Security number to qualify for residency.
    9. Applicants may be rejected for conviction of fraud, theft, drugs, assault and batter or a violent crime, misdemeanor, or for numerous convictions of illegal activity. 
    10. All applications must be complete and accurate.  Applications that are falsified will be denied. 
    11. Rejected applicants will be notified in writing of the reason for rejection.
    12. Approved applicants remain in good standing for a period of ninety days from the approval date.  If the applicant fails to occupy an apartment within the viable time period, the application must be re-submitted for verification and approval.
